FATAL

Official message text · Appendix H-1: UAD Compliance Rules — URAR, v1.5

Provide depreciation amount as summary, represented by 'Total Depreciation' or all three forms of depreciation ('Physical Depreciation', 'Functional Depreciation' and 'External Depreciation'), even if the value is 0.

Fatal — a single unresolved Fatal makes the entire submission come back NOT SUCCESSFUL (UCDP Hard Stop 401).

What triggers UAD1720

The published rule logic, verbatim:

If CostApproachIndicator = "true" and DepreciationTotalAmount is not provided, and (DepreciationExternalAmount or DepreciationFunctionalAmount or DepreciationPhysicalAmount are not provided) in a given instance of IMPROVEMENT_COST_AND_DEPRECIATED_VALUE/IMPROVEMENT_DEPRECIATION

  • • Bound to MISMO data point DepreciationTotalAmount at ../VALUATION_ANALYSIS/VALUATION_REPORT/APPROACH_TO_VALUE/COST_APPROACH/IMPROVEMENT_COST_AND_DEPRECIATED_VALUES/IMPROVEMENT_COST_AND_DEPRECIATED_VALUE/IMPROVEMENT_DEPRECIATION/

How to fix it

On the URAR, this lives at: Cost Approach → Total Depreciation. Complete or correct that field in your form software, regenerate the package, and re-check before submission.

Because this is a Fatal edit, do not submit until it is resolved — one Fatal bounces the whole package.

UAD1720 is in UADCheck's reference library; automated coverage for it is on the roadmap. The inspection already runs the full GSE schema, the package-integrity layer, and every auto-checkable compliance rule — each report states exactly what was covered.
