UAD1778

WARNING

Official message text · Appendix H-1: UAD Compliance Rules — URAR, v1.5

Provide the 'Unfinished Area Above Grade' for the sales comparable, even if the value is 0.

Warning — the submission can still come back Successful, but the finding is surfaced to your lender's review team.

What triggers UAD1778

The published rule logic, verbatim:

If (@ValuationUseType = "SalesComparable" or @ValuationUseType = "SubjectProperty") and (ImprovementType = "Dwelling" or (ImprovementType = "Outbuilding" and OutbuildingRealPropertyIndicator = "true" and AccessoryDwellingUnitIndicator = "true")) and ((UnitAboveGradeUnfinishedAreaMeasure > 0 for @ValuationUseType = "SubjectProperty") and UnitAboveGradeUnfinishedAreaMeasure is not provided in the comparable instance of PROPERTY_UNIT_AREA that was compared with the subject unit)

  • Checked for every Sales Comparable in the report.
  • • Bound to MISMO data point UnitAboveGradeUnfinishedAreaMeasure at ../VALUATION_ANALYSIS/PROPERTIES/PROPERTY/IMPROVEMENTS/IMPROVEMENT/PROPERTY_UNITS/PROPERTY_UNIT/PROPERTY_UNIT_AREA/

How to fix it

On the URAR, this lives at: Sales Comparison Approach → Unit(s) → Unfinished Area Above Grade. Complete or correct that field in your form software, regenerate the package, and re-check before submission.

UAD1778 is in UADCheck's reference library; automated coverage for it is on the roadmap. The inspection already runs the full GSE schema, the package-integrity layer, and every auto-checkable compliance rule — each report states exactly what was covered.
